Foundation issues are among the most expensive home repairs, with costs ranging from $2,000 for minor crack repairs to over $100,000 for major structural rehabilitation.

Common causes include expansive clay soils (which swell when wet and shrink when dry), improper drainage directing water toward the foundation, poor original construction, tree roots, plumbing leaks undermining the foundation, and frost heave in northern climates. Regions with expansive soils (Texas, Colorado, Alabama, Mississippi) have the highest rates of foundation problems.

Warning signs include cracks in walls (especially diagonal cracks near doors and windows), sticking doors or windows, uneven floors, gaps between walls and ceiling or floor, and visible cracks in the foundation itself. A foundation crack wider than 1/4 inch typically warrants professional evaluation. Most foundation problems are progressive, meaning they get worse over time, so early intervention is both more effective and less expensive. Foundation repair methods include piering (steel or helical piers driven to stable soil), slabjacking (injecting material under a settled slab), and drainage correction.
